The Evaluation and Estimate Laboratory is aimed at research, consultancy and training in the context of characteristic processes of the real estate cycle, with particular attention to the evaluation of assets, projects and resources.
Born within the ABC Department, the laboratory actively involves structured and contract professors of Appraisal (ICAR/22), belonging to the Departments of Architecture and Urban Studies (DAStU), Architecture, construction engineering and built environment (DABC) and Architecture and Civil and Environmental Engineering (DICA) of the Politecnico di Milano, as well as research fellows, PhD students and trainees. In addition, professors from other universities collaborate, actively contributing to research, consultancy and training activities on the basis of their specialist skills.
The Laboratory wants to promote an integrated approach in the field of real estate, environmental and territorial evaluation according to these objectives: to systematize different disciplinary skills in their various operational declinations, to experiment with integrated approaches to the evaluation of market and non-market assets, to provide support to public administrations in the field of evaluation of buildings and real estate assets, planning post-graduate training activities.

Analysis of the management costs of buildings/real estate assets, analysis of the residential real estate market, also with reference to issues concerning social housing, economic-financial feasibility analysis of real estate investments with DCFA, performance analysis of assets included in real estate portfolios with identification and management of non-performing loans, risk analysis in credit exposures secured by real estate, reviews and adequacy checks of appraisals, real estate appraisals and appraisals, appraisals and adequacy analysis of construction costs and management of buildings/property assets, also through parametric techniques, analysis of the project documentation and judgments of coherence to support the validation activity, estimates of the most probable market value of buildings/real estate assets, through mass appraisal methodologies, estimation and control of times and costs in the building process, also through use of advanced Building Information Modeling technologies. The presence of professors from other Departments and Universities has allowed the expansion and integration of activities and services with the following skills:
- assessment to support public-private partnership in urban regeneration,
- cultural heritage assessment,
- environmental and ecosystem assessments,
- estimation of damages and risks on the building scale and on the territory,
- decision support tools.
Tools
Many tools will be available at the Laboratory, by purchase and/or subscription: the price lists of building works at national and regional level (DEI, Region, Chambers of Commerce) and the lists of national and provincial real estate values (Revenue Agency, Scenari Immobiliari, Chambers of Commerce , professional associations). Moreover, software tools are used for the processing of complex problems, decision support, spatial analysis and the evaluation of plans and projects in ecosystem terms (biophysical and economic). The procedures for registering the Mass Appraisal and Cost ABC evaluation protocols will also be activated.
